TIPS, TRICKS AND TECHNIQUES
Through trial and error we’ve learned that a little preparation can make a BIG difference to the outcome of your tour. Try some of these ideas. They’re sure to produce more polished results;
- Clutter can really destroy the appearance of your property. Be sure to remove clutter from every room to be photographed
- Consider moving extraneous furniture and unnecessary items from the scene to make the room look larger
- Hide trash receptacles
- Remove your pets and conceal pet dishes and toys
- Remove all knickknacks. They appear as clutter on film
- Straighten all lamp shades, drapes, window, shades, throw rugs and pillows. Crooked items are off-putting in the shot
- Clear all items off of kitchen counters and islands. It creates a more spacious scene
- Be sure the kitchen sink is empty and all cleaning items (including sponges) are stowed in cabinets
- Clear off the refrigerator. Carry-out menus, sports schedules, magnets, etc., are distracting to the viewer
- Toilet lids should be down
- Beds should be made
- Laundry baskets and hampers should be stowed out of sight
- Toys should go into a closet
- Conceal electrical cords. It creates a much tidier view of any room
- Turn off all fans
- Turn off all TVs
- Remove all items from bathroom vanities and stow in a cabinet
- Be sure the bathtub is clean and presentable or conceal it with a shower curtain
- All floors should be swept and/or vacuumed immediately prior to the photo shoot
- Garage doors should be down
- Remove all vehicles from the driveway
- Sale/Open House signs should be removed during the shoot
- Mow the lawn and weed the garden prior to outdoor shots
- Sweep all walkways of debris
- Remove any newspapers, flyers, trash etc., from the yard, walkways, driveway and mailbox
REMEMBER, first impressions are everything. Take the time to clean and de-clutter your home. You’ll be rewarded when you see the dazzling results online.
